Build a scope rather than a single rate

Illustrative arithmetic
A 20-by-15-foot patio contains 300 square feet. A hypothetical $6-per-square-foot installed rate gives $1,800; $500 of separately excluded preparation brings it to $2,300. A chosen 10% reserve gives $2,530. These example inputs explain the math and are not a San Antonio market average or an offer.
Avoid counting preparation twice
Ask whether the quoted rate includes the listed preparation, repairs, stain, and sealer. Only enter extra amounts that are outside that scope. A quote with major exclusions can look cheap until those items are added.
